Project value
Craftex was appointed to remodel and refurbish a 27-key boutique hotel inside a five-storey Victorian building on one of Chelsea’s most sensitive streets, alongside a members’ club that stayed open throughout. Every bedroom and suite called for bespoke high-gloss joinery, velvet headboards and stone en-suites, all to one consistent standard. Craftex also took part in the wider project team behind the hotel’s lower-ground cocktail bar.

Five-star finish, single point of contact.

27 keys, one standard.
Project Overview
A boutique hotel lives and dies on finish quality — guests notice every join, every fixing, every imperfection. Craftex self-delivered the joinery and managed every trade directly, holding one premium standard in every room.
Bedrooms and suites in a Victorian building are rarely the same shape twice. We detailed each room type to its purpose — acoustic calm, considered lighting and storage that disappears — while holding one material thread from velvet headboards to stone en-suites.
A 27-key boutique hotel formed within a five-storey Victorian building in Chelsea, remodelled and refurbished over 28 weeks next to a members’ club that kept operating — joinery, M&E, finishes and FF&E coordinated through a single point of accountability.
How It Works
Brief. Build. Deliver.
Step Three
Handover & Aftercare
Defined aftercare period to fine-tune the hotel in live operation
Single point of contact for the whole property — no interface risk
Occupied and neighbouring areas protected throughout the build
Snag-free, photographed, guest-ready handover across all spaces
03
Step Two
The Build
Guestroom acoustics, lighting and finishes built to a five-star standard
Bespoke joinery and FF&E fabricated and installed in-house
M&E first-fix coordinated floor by floor across all 27 keys
Bedrooms, suites and en-suites progressed on one coordinated programme
02
Step One
The Brief & Design
Surveys, sequencing and long-lead procurement locked in pre-construction
Visuals and FF&E boards signed off before construction
A single material thread agreed across every room type
Bedroom and suite concepts developed in parallel
01
The design challenge was consistency inside a historic building. Every bedroom, suite and en-suite needed acoustic calm, considered lighting and a tactile, residential comfort, within a five-storey Victorian structure where no two rooms are quite the same. We carried a single material and detailing language through every room type — high-gloss joinery, velvet headboards, stone en-suites — so the property feels intentional end to end.

Designing 27 keys as one property

A boutique hotel on a sensitive Chelsea street leaves no margin for disruption. Our pre-construction phase covered measured surveys, a phased programme and early procurement of the long-lead joinery and FF&E that define a hotel's finish. Works were sequenced to contain noise and mess, protect any occupied or neighbouring areas, and keep the street and its residents unaffected.

Planning a build on a prestige street

The build ran floor by floor on a single programme, with the members’ club next door trading throughout. Craftex managed every specialist trade directly and self-delivered the bespoke joinery that carries a boutique hotel’s character. Holding one finish standard across every bedroom and suite is the discipline this project was built on.

Executing floor by floor

The finished hotel presents as one confident property, with bedrooms and suites that earn their nightly rate on comfort and detail. After handover we ran a defined aftercare period, returning to fine-tune the property in live operation.

Challenges & Solutions
01
Solutions
We carried one detailing and material language through every room type, then tuned each to its layout, so the property feels intentional end to end.
A shared material thread
04
Challenges
Long-lead FF&E and joinery were locked in during pre-construction, removing the biggest threat to the handover date.
Early procurement
03
Works were sequenced to contain noise, protect occupied and neighbouring areas, and keep the street unaffected throughout.
A phased, controlled programme
02
Craftex produced the joinery in-house and managed every trade directly, holding one premium standard across every bedroom and suite.
Self-delivered joinery
04
The bespoke joinery and fittings that define a boutique hotel carry long procurement times that can easily derail a programme.
Long-lead hotel FF&E
03
The townhouse sat among residents who would not tolerate noise, mess or disruption during the build.
A sensitive prestige street
02
Guests notice every join and fixing, so finish quality had to be flawless and consistent across very different spaces.
Five-star finish scrutiny
01
Bedrooms and suites of different shapes and sizes each needed their own layout while still reading as a single, coherent hotel.
Many room types, one property
Every hotel refurbishment has its constraints. Here’s how this one was solved.
